Verification resources
These are the registries we check titles against. You or your lawyer can search them too. What each one covers, and what it costs, is set by that government and changes from time to time.
State land registries (land is administered per state)
No national registry — each state runs its own. Lagos offers online search/verification via e-GIS; the Federal Capital Territory uses AGIS (agis.fcta.gov.ng); Kaduna and others run GIS-based systems. Most states still require in-person searches at the state Ministry of Lands.

Online searches, registration applications and tracking via the Lands Commission portal. GELIS coverage is regional and still expanding; searches in non-covered regions go through Lands Commission offices (lc.gov.gh).

Official searches (~KES 500) return owner, title number and encumbrances. Coverage is strongest in Nairobi; some counties and older or sectional titles may still need a physical search at the county land registry.

The deeds registry (deeds.gov.za) covers all 11 deeds offices. DeedsWEB provides online searches to registered account holders; conveyancers routinely run searches, and copies of deeds can be requested at any deeds office.

ZILAS replaced ZILMIS in 2023 and exposes ~60 land services online, including searches and ground-rent payments, through a ZamPass account on ZamPortal.

The single official portal for land applications, payments and tracking; a NIDA national ID number is required to register. Village/customary CCROs are handled through separate ministry systems.

Rwanda's registry is fully digitized with near-complete national coverage. The inquiry portal exposes ownership and classification data; land transaction applications run through Irembo (irembo.gov.rw).

Public portal for title searches and verification (~UGX 10,000 per search), usable from abroad. Covers registered land only — customary land without a certificate of ownership won't appear.
