Land due diligence

Our examiners run the six checks, confirm the title against the government registry, and publish a case file with a documented risk score.

Expert commission
10% on consultations, falling to 7%
We take 10% of a paid consultation. Once an expert has completed 20 bookings that drops to 7% permanently — the people who build the platform's reputation should keep more of what they earn.
Nothing is charged on enquiries, quotes, or bookings that are cancelled before they happen.

Commission falls from 10% to 7% once you have completed 20 bookings, and stays there.
What we will never charge for
Some things are not for sale at any price
No commission on a land sale
You settle with the buyer through your own lawyer and bank. We take no part in that payment, so we take none of it.
No commission on a machinery sale
Same reason. Inspect, agree, pay each other directly.
No fee to appear in search
Ranking follows relevance and verification level. Paid promotion is labelled as such, never disguised.
No paid verification marks
A mark you could buy would be worthless. Marks say what we actually checked, and no amount of money changes what we found.
Why is listing free when other marketplaces charge?
A marketplace is worth nothing to a buyer if it is empty, and charging sellers early is the fastest way to stay empty. We would rather earn where we do measurable work: collecting consultation payments, running due diligence, and selling optional visibility.
Do you take a cut when land or machinery sells?
No. That payment moves directly between buyer and seller through their own banks and lawyers. We never hold funds, and taking a commission on a land sale would make us a broker and a money transmitter in most of our markets.
Can I pay to get a verification mark?
No, and we will not build that. Marks state what we actually checked. One you could buy would be worthless. Due diligence is a paid service, but the outcome is whatever we find — including findings you would rather we had not.
Does featured placement affect my trust marks?
No. It moves a listing up a page and nothing else. Featured listings are labelled as paid and carry exactly the marks they earned on their own.
Is the consultation fee added on top of the expert's price?
No. You pay exactly the price shown. Our commission comes out of the expert's share, so there is never a surprise at checkout.
